Gabriola Housing Society will assess new build net-zero energy ready options for 24 units in 8 triplex townhouses. The townhouses will be a mix of single- and two-story units on a lot located on Paisley Place Road in Gabriola Island, British Columbia.

The project will look into all aspects of the building design, mechanical systems, and possible solar power in achieving a net total energy use intensity of 80 kWh/m2. The goal is for temperatures in the triplexes to regulate to comfortable levels during summer heat waves. With improved insulation, the buildings will also provide soundproof benefits for tenants with noise sensitivity. In terms of affordability, the project will target 70% of rents at less than 80% of local median market rents (MMR). Of those affordable units, 50% would rent at 67% to 74% of local MMR, and 20% between 42-50% of local MMR.

The outcomes of this funding will allow the project team to complete an updated application to the BC Housing Community Housing Fund and CMHC’s Co-Investment Fund. With further study and development, Gabriola Housing Society may also eventually apply for SAH Capital project funding.
